Workflow| How we process your appraisal inquiry?
Step 1
You provide us with the following information:
1-1. Client Name: The Full Legal name of the individual or organization for whom the appraiser renders or agrees to render Professional Services. Appraisers work on a confidential basis with their clients (known as client-appraiser relationship) and have a fiduciary duty to their client similar to that of other professionals such as lawyers and accountants. Under the AIC’s Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP), any discussions on or disclosure of information contained in an appraisal report must be done with the written consent of the appraiser’s client. 1.2. Purpose of the Appraisal Report (type of value, current, retrospective, prospective, update)
1.3. Intended Use: The report can be relied upon for (e.g., Matrimonial purpose, Capital Gain, ...). Or in other words, the use of the appraiser’s professional services, as identified and authorized by the appraiser based on communication between the appraiser and the Client. (CUSPAP 2022)
1.4. Intended User if different by the client.
1.5. Interests Considered
1.6. Property Address
1.7. Date of Valuation (Effective Date)
1.8. Access to the Property
1.9. Any other critical factor related to the appraisal job (we may ask you a number of questions to understand the scope of the appraisal and base our quote)
Step 2
We provide you with a letter of engagement which is a contract that summarizes the appraisal job, scope of work , date of appraisal report delivery, appraisal report format , appraisal fee, method of payment. After the engagement letter is signed by both parties, the appraisal assignment procedure will commence (Step 3).
Step 3
We will proceed with the appraisal assignment completion as per terms and conditions of the signed engagement letter.
