For Residential Property Owners
All appraisal reports are either prepared and signed or reviewed and co-signed by a certified Residential Appraiser CRA P. App. who is a designated member of the Appraisal Institute of Canada (AIC). Therefore, by hiring a certified appraiser to value your property you can be ensured to receive an unbiased opinion of value to make an informed real estate decision.
Appraisal Inspection
As per CUSPAP 2022 an inspection is an observation, site visit, walk through, viewing, or non-invasive visual examination of a property. Inspection is one just one of the preliminary tasks performed by an appraiser. During the property inspection, the appraiser observes the elements and characteristics of the subject property that will influence value in the marketplace. Following elements are considered during the inspection:
The physical characteristics of the dwelling and any outbuilding;
Interior/exterior finishes and systems (e.g. heating and cooling);
The quality of the construction and improvements; and
Any deficiencies or required repairs.
